    Every owner night is a night that cannot be sold. Forty nights a year is roughly a ninth of the year and comes straight off the yield.

  3. Where your nightly rate sits ₹15k to ₹1.45LKarjat nightly range

    Karjat villas list on StayVista across that band. Pool, view and bedroom count decide where in it you land, and the difference compounds over 200 nights.

  4. What you paid, all in +12 to 15%over the agreement value

    Stamp duty, registration, GST and furnishing sit on top of the headline price and pull the percentage down. Judge any quoted return on the all-in figure, never on the agreement value.

Capital appreciation is deliberately excluded from every figure on this page. It is real, but it is not income, and mixing the two is how returns get oversold.

Yes. The MahaRERA registration number and QR code are displayed at the top of this page and in the footer, and can be verified at maharera.maharashtra.gov.in. The number is PM/270002600244.
How does the StayVista rental arrangement work?
StayVista markets, manages and services the villa as a professionally run holiday home: listings, pricing, housekeeping, guest servicing and maintenance. You keep a block of nights for your own use each year and earn on the rest, net of the operator’s share. Full commercial terms are in the rental management agreement, which we will share before you commit.
Is the 8-10% return guaranteed?
No, and anyone who tells you otherwise should worry you. 8-10% is the potential yield indicated in the project literature for a professionally managed holiday home. For context, StayVista has publicly reported roughly 35% average occupancy across its portfolio, rising to about 80% on weekends. The calculator above starts at that average rather than a best case, which is why its default lands below 10%. Move the sliders and see for yourself.
Can I use the villa myself if it is on rent?
Yes. Owner nights are blocked in advance through the operator’s calendar. The only real cost is opportunity cost. Every night you keep is a night that cannot be sold, which is why the calculator above makes you set that number explicitly.
What are the villa configurations and sizes?
There are 24 villas in all: 9 are 4 BHK and 15 are 5 BHK. Every villa has three levels plus a terrace, a private pool and a private garden. Add carpet area, built-up area and plot area Dimensioned floor plans are part of the cost sheet.
When is possession?

Is home loan funding available?

Can NRIs buy here?
Yes. NRIs and OCI card holders can purchase residential property in India under RBI’s general permission, subject to FEMA rules on funding and repatriation. Agricultural land, plantation property and farmhouses are excluded, so the classification of the plot matters, and we will confirm it in writing for your specific unit.
What is actually near the project?
Kondana Caves, a group of 16 Buddhist caves cut in the first century BC, sit roughly 14 km away at the base of Rajmachi. ND Studios, the 52-acre film studio in Karjat, is now run by the Maharashtra Film, Stage and Cultural Development Corporation. Imagicaa at Khopoli is a 132-acre theme park with a 72-acre water park.
